SELLING TIPS
Should You Hire An Agent.
If you decide to sell your property, you will have to decide if you will hire an agent or sell the home yourself? There are a lot of factors that go into answering this question. The main keys are to figure out if you have:

The time to create ads, promote, show, and sell the home.
The knowledge to know how much to sell for, how long it will stay on the market, understand the contracts, keep up with market trends, represent yourself against a professional buyers representative, handle potential pitfalls.
The money to pay for an advertising budget and maintain it for an extended period of time, pay a commission to a buyers agent, If the property sits on the market for a while is the money that is paid towards a mortgage, property taxes, association dues, maintenance fees, insurance, utilities, etc. eating up your profits. Is your property going to get enough exposure from your advertising effort to get you top dollar.

Pricing A Home.
If you decide to sell, you will need to decide what price you are going to ask for your home. This is one of the most important and difficult decisions. A professional real estate agent can help determine what the market value is and help determine how long it should take to sell the property and to get top dollar. Some things to consider when pricing your home are:

What is the age and condition of the home in relation to others in the area?
Does it need updating?
What have similar homes in the area sold for?
Have homes in the area been appreciating or depreciating in value?
What is the saturation level of homes on the market in your area?

Making Your Home Look It’s Best
When selling your home you will want to present the best possible product for buyers. Keep the exterior neat by painting the trim, clipping the hedges, mowing, edging, and weeding the lawn and you may even want to plant a few flowers. Inside you'll want to lighten up the darker corners, perhaps add some fresh paint and put the clutter away to give the rooms an open feeling. Make sure there are no "stale" odors in the home. This can be especially important for remote areas such as a basement or attic.

Marketing Your Home
When selling your home, you have to bring your home to the buyer, and that means creating a successful marketing campaign. You'll want to use state-of-the-art techniques in addition to traditional methods. A wide array of advertising avenues are available. I will help you find the right mix to capture the best target market, to get your property sold fast and for top dollar.

An Offer
When you have a home for sale, eventually a prospective buyer will "make an offer." As the seller, you basically have three options: you can accept the offer, reject the offer or give a counter offer. Contingencies, move-in dates, and financing are all things to consider when weighing an offer. On top of that, contractual language must be deciphered and understood. If things seem a bit overwhelming, let me guide you through the process and make sure you and your big assest are protected.  You can rely on me to go over the various points with you, and help you choose the best offer.

The Closing
Once you have accepted an offer, there are a number of details that must be followed and coordinated to ensure a successful closing. Home inspections, surveying/staking, encroachments, lender pre-qualify, conditional approval, and final approval, appraisal, walk through, pest inspection, preliminary title report, final title report, loan docs, etc. The list goes on and on.
